The Best Time to Sell A House in Orlando: 4 Tips to Get Your Home Sold

 

So, you’re thinking about selling your home, but you are concerned about timing. Knowing when to sell can be confusing. You may be wondering if there is a time of year that is better or if you should wait.

 

I have the answer for you. The best time to sell your house, is when you are ready.

 

That being said, while one month may not be better than the other, there are a few things to consider.

 

Tip 1: School Year

 

The start of the school year is an important thing to keep in mind when you go to sell your home. Obviously, families are going to be less likely to try to move around the same time their kids start school. Parents need to enroll their children in school in a timely fashion. This can be good news for you! In my experience, a lot of transactions happen before school enrollment.

 

Tip 2: Holidays

 

Listing your house before the Holidays or right after New Years probably isn’t the best idea. Everyone is busy or recovering from the excitement of the season.

 

Regardless of your situation, create a listing strategy. You need to be sure you are in a good position to sell, that is the most important. Next, you will want to ensure you are picking the best time so you can get an offer you are happy with versus one you don’t love.

 

Tip 3: Market Time

 

Your first few weeks on the market are VERY important to your listing strategy. During this time frame, you will get the most attention and likely your highest offer. Realtors know that newly listed properties get a lot of showings. This is when price is less negotiable because demand is high. Be sure you take advantage.

 

Eager potential buyers and real estate agents scour the market for properties new to the market. Everyone will want to schedule a showing before it’s gone.

 

If you allow for too much market time, this urgency disappears, and people start to wonder why no one has snapped up your home if it’s such a good deal. Selling a house is all about perception and positioning. People will pay more for something today that they fear may be sold by tomorrow.

 

Tip 4: Price Reasonably

 

Market time and pricing go hand and hand. If you strategize well and change the price according to response, you will get the best offer on your home. You need to be ready to make a change on the list price of your home if you are not getting enough activity, especially during that pivotal first few weeks. Don’t let your home become the property that is listed forever. Be reactive and get your home sold.

Orlando Redefined: Nona Adventure Park

 

 

Are you looking for adventure this summer?  If the outdoors are calling your name, I’ve found an awesome spot for you to explore right here in our own backyard.  In my new series, Orlando Redefined, I’ll be taking you to local businesses and points of interest that are redefining the Orlando experience.  On this inaugural episode, we’re heading to Nona Adventure Park to check out one of the best spots for outdoor adventure that our city has to offer.  From a 60’ Climbing Tower to the 1000’ Aqua Park, there’s something for all ages to enjoy!

Situated in Lake Nona’s Laureate Park, Nona Adventure Park is the ultimate outdoor adventure destination here in Orlando.  One of their main attractions is the Climbing Tower, a 60’ tall structure with ropes, a wobble bridge, tilting boards, climbing walls, caterpillar and a jungle trail to offer climbers a true challenge.  Visitors can choose from two towers with a variety of difficulties for any skill level.  Little ones can join in the adventure too: the Tower’s kids’ section, designed for 3-8 year olds, allows for parents to give a hand to their junior climbers.  See if you can conquer all of the obstacles as you make your way through 36 floating platforms throughout the structure, where you’ll also enjoy spectacular views of the park.

 

If heights aren’t your thing but water is, you’ll want to make sure you check out the

 Aqua Park.  Floating on top of Adventure Lake, this huge floating playground features five different inflatable trails with a variety of fun obstacles to overcome.  A double track offers a fun opportunity to race with family or friends to see who can make it to the end the fastest!  While you’re probably likely to fall into the lake at some point, there are multiple reentry stairs back up onto the Aqua Park so you’ll never have to start back from the beginning.  Kids (ages 7 and above) and adults alike will have a blast cooling off and adventuring through this awesome inflated course.

After a full day of climbing, swimming, jumping and leaping, you’re going to work up an appetite, and Nona Adventure Park has got you covered!  Their Splashes Bistro and Snack Bar is the perfect spot to grab some grub and relax, with a wet and a dry seating area under a fully shaded canopy available for guests.  Fare includes sandwiches, salads, pizza, flatbreads and classic American favorites like chicken tenders and burgers and fries.  You can also grab snacks, drinks, and desserts if you’re looking for a quick pick-me-up and an escape from the hot summer sun.  Adults can order fresh coffee, a cold beer or a relaxing glass of wine to round out their meal for an extra treat.

Where did the idea for your company or organization come from?

A severe car accident left me to analyze whether the life I was living is the one I wanted to continue living. The answer was no. I had to make a change for the better and, to be honest, it is the reason why I feel so strongly about serving my community. As humans, we can be very selfish and that tragic experience humbled me to realize that anything can change in a split second, so I want to make sure that I live a life of joy, not misery.

How do you bring ideas to life?

Writing has helped me in things I want to accomplish. I write everything from tasks that I need to complete, tasks I did not complete the day before, and pretty much anything on my mind. After I complete my daily writing, I analyze the top three that I need to focus on for that day. If my idea does not align with my big picture goal, it stays on the list until those are complete.

What’s one trend that excites you?

Technology. Time and Money are the two major triggers for entrepreneurs. How much time am I spending on tasks and how much money is that equivalent to. Technology is only going to keep evolving and I am always looking for people who are looking at current problems in today’s world and looking for solutions. It opens up possibilities to allow me to focus on what I do best. Real Estate.

What is one habit of yours that makes you more productive as an entrepreneur?

Reading. For me, it has helped me channel the creativity that I feel to help me redefine the real estate experience. I believe that any path you want to go on in life, someone has already documented that journey, so my opinion is to learn from others’ experiences instead of just trying to wing it. Enjoy the process of success. Everyone has a different definition of that word.

What advice would you give your younger self?

“If you don’t stand for something you will fall for anything.” Stand for what you believe in and go after what you want and not what others want for you. Everyone has a unique voice, story, message, and if you don’t act on it, then you will fall into darkness. Don’t be afraid to feel like you deserve good things in life.

Tell us something that’s true that almost nobody agrees with you on.

The Cleveland Browns are America’s team, not the Dallas Cowboys.

As an entrepreneur, what is the one thing you do over and over and recommend everyone else do?

Take care of your health. What you eat and how active you are have a direct correlation on how your brain functions and the thoughts you create. If you can’t take care of yourself, who else will?

What is one failure you had as an entrepreneur, and how did you overcome it?

I don’t look at situations as failures, I believe failures only happen when someone gives up or quits. Instead, every time I get knocked down I look at it as a lesson and take away things that I can improve on for the next time I encounter it.

What is one business idea that you’re willing to give away to our readers?

Learn to invest in yourself (reading, working out, detach from devices). I think we as humans have so much responsibility that we forget what it’s like to care for ourselves. We forget that as entrepreneurs that our bodies are our business. If we’re not able to work because of health reasons, then we’re not able to fulfill our promise to our community, family, and ourselves.

What is the one book that you recommend our community should read and why?

If you have any interest in real estate, I recommend starting with the book The Millionaire Real Estate Agent by Gary Keller.

Why? Because it helps you form a plan to execute. It gave me the cornerstones that you need in order to understand real estate as a whole. If you don’t like reading, then look into audible and listen to the audio version.
